How do I know when I need a new roof?
Asphalt and fiberglass shingles are constantly exposed to extremely harmful UV rays on a daily basis, causing the asphalt coating to dry and the granules to loosen. Major cracks, broken shingle seals exposing nails, curling shingle corners, and tears are common aging signs. Any roof with an age of more than 15+ years is a prime candidate for replacement.
Metal roof with peeling paint, leaks, and chalking can be signs that your roof has reached it’s life expectancy.
Vanguard Roofing will never recommend a roof replacement if only a repair is needed.
Why is my roof leaking?
The main causes of leaks include:
-Pipe boots/flashings are not watertight due to poor installation and/or sealing and dry rot
-Severe winds can damage/tear shingles, exposing underlay and fasteners to direct water penetration
-Ice damming at eaves due to improper installation/lack of ice barrier can lead to severe leaks and structural damage
-Improper installation
My roof has a newer second layer of shingles on it, but I am still finding leaks. Why is that?
Installing a second layer of shingles is an inexpensive, yet highly ineffective way of replacing a roof. Because the second layer is installed over an older, deteriorating first layer, many problems under the surface go unaddressed, and potential leaks and structural damage only worsen. Think of it as placing a bandage over a gaping wound. If you have 2 layers on your roof, a full roof replacement is highly recommended.
How do I know whether I should call my insurance company?
Our professional roofing experts can assess your roof and help you determine whether your roof will be covered under a claim or not. If so, we often work directly with insurance companies in order to save you the stress and hassle, and will work on your behalf to ensure that you get every bit of the coverage you deserve. Normally our clients only need to pay their deductible for their roof replacement.
